Comparison

GuestEQ vs Actabl: a modular portfolio platform or a full-service operations suite

The short answer

Actabl's Alice, paired with Transcendent for engineering, is built for high-end, luxury, and complex hotels that need guest-request delivery, guest messaging, housekeeping, and asset-level maintenance backed by two-way PMS integration. GuestEQ is built for management companies running mixed portfolios that want to choose different modules at different hotels, including group-sales follow-up and team communication, alongside the systems each hotel keeps. If guest-service depth at complex full-service hotels is the priority, look closely at Actabl. If flexible adoption across varied hotels is, look at GuestEQ.

Where the differences matter

Two products, or one set of modules

Actabl divides hotel operations between Alice, for guest service and housekeeping, and Transcendent, for engineering and capital planning[12], source 12[13], source 13. It has described a work sync between Alice Housekeeping and Transcendent Engineering[15], source 15. GuestEQ's housekeeping, maintenance, communication, and sales modules sit in one product and are switched on per hotel.

When it matters: if housekeeping findings need to reach engineering, ask Actabl to show that handoff between the two products, and ask GuestEQ to show it between departments. The quality of that handoff decides whether a room fails inspection twice for the same reason.

Guest service depth

Actabl documents guest-request fulfillment, guest services, and direct, automated, or broadcast guest messaging with SMS confirmations[12], source 12[17], source 17[20], source 20. GuestEQ offers guest text messaging sent by your team, with in-house, upcoming, and checked-out guest lists, but does not claim a dedicated guest-request routing workflow.

Who benefits: luxury and multi-outlet hotels where requests arrive constantly and response time is measured. For those properties, Actabl's documented guest-service scope is broader.

Engineering and capital planning

Transcendent documents asset management, preventive-maintenance schedules and rounds, customizable inspections, maintenance generated for each property in a portfolio, and visibility into budgets and capital needs[19], source 19[21], source 21. GuestEQ covers recurring preventive-maintenance cycles with room checklists, due dates, and a maintenance task board. It is not an asset inventory, a parts system, or a capital planning tool.

Who benefits: older or asset-heavy properties where equipment histories and capital requests drive the maintenance program are better served by Transcendent's documented scope. Hotels whose gap is simply getting the quarterly room pass done on time do not need that depth.

Sales follow-up and team communication

GuestEQ includes group lead stages, a follow-up calendar, CRM directories, and stage timing, as well as team chat by brand, company, and hotel and pass-along notes for shift handoffs. On Actabl's own pages we found reminders across shifts and departments[17], source 17, but not a group-sales workflow, team chat, or a shift pass-on log. That is a gap in public documentation, not necessarily in the product.

When it matters: at select-service hotels where the GM or a small team runs sales without a separate sales platform, having lead follow-up in the same system as operations removes a tool.

Integration and how data arrives

Actabl documents two-way PMS integrations for room status and lists Mews and Opera PMS among its integrations[18], source 18[22], source 22[23], source 23. GuestEQ receives room, revenue, lead, and rate information through imported reports and dedicated report email addresses, and assesses direct integrations system by system.

When it matters: if live room status from the PMS is non-negotiable for housekeeping, Actabl documents more today. If your hotels already produce reports that can be imported, GuestEQ can work from those without an integration project.

Buying for a mixed portfolio

Both vendors sell in parts. Actabl lists package tiers with housekeeping and guest services as add-ons[16], source 16. GuestEQ selects modules per hotel and prices by proposal around that scope. Ask each how a portfolio with different needs at different hotels is licensed, because that is where the two approaches are most likely to differ in cost.

Choose GuestEQ if…

  • Your hotels differ in brand, size, and existing systems, and you want to choose modules hotel by hotel.
  • Group-sales follow-up needs to sit alongside housekeeping and maintenance at hotels without a separate sales system.
  • Team chat, pass-along notes, and department task boards are the gap, more than guest-facing service.
  • You want a structured, team-written owner report alongside operational digests.
  • Your hotels can supply imported reports rather than requiring a live PMS integration.

Consider Actabl if…

  • You run luxury, full-service, or multi-outlet hotels where guest-request fulfillment and guest messaging are central.
  • You need asset management, engineering rounds, and portfolio capital planning from Transcendent.
  • Two-way PMS room status is a hard requirement for housekeeping.
  • Your team already relies on other Actabl products and prefers one vendor across them.

Questions to ask in an Actabl demo

Ask the same questions of GuestEQ. Good answers are specific to your hotels, not general.

  1. Packaging: Which tier covers housekeeping, service delivery, and preventive maintenance for our property types, and how are Alice and Transcendent licensed together?

  2. Integration: Which of our PMS versions have a live two-way integration today, and which would need a project?

  3. Workflow: Show us a housekeeping finding becoming an engineering work order. What moves between the two products automatically?

  4. Portfolio control: What does a regional director see across hotels in Alice specifically, rather than in Transcendent?

  5. Permissions: How are roles set when one person covers several hotels under different brands?

  6. Implementation: What does rollout involve per property, who does the configuration, and what do property teams need to prepare?

  7. Reporting: Which reports would our owners see, and which Actabl product produces them?

  8. Support: Who supports property teams after go-live, and through which channels?

Frequently asked questions

Is Actabl the same as ALICE?

Actabl is the company. Alice (formerly styled ALICE) is its hotel operations platform for service delivery, housekeeping, guest services, and guest messaging. Actabl's engineering product, covering preventive maintenance, work orders, asset management, and capital planning, is Transcendent. This comparison covers Alice and Transcendent together, because Actabl splits hotel operations across the two.

Which has the deeper PMS integration?

Actabl documents two-way PMS integrations for room status, and its integration directory includes Mews and Opera PMS. GuestEQ receives room, revenue, and lead information through imported reports and dedicated report email addresses, and assesses direct integrations system by system. If live two-way room status from your PMS is a requirement, Actabl documents more today.

Can a portfolio run Actabl at some hotels and GuestEQ at others?

Yes. GuestEQ modules are enabled hotel by hotel, so a management company could keep Actabl at complex full-service hotels and use GuestEQ at properties where it fits better. The two would run side by side; no data moves between them unless a specific integration is built and confirmed.

Does either product handle group sales?

GuestEQ includes group lead stages, a follow-up calendar, CRM directories, and stage timing. We found no group-sales workflow in Actabl's Alice or Transcendent pages. That matters mostly for select-service hotels where the general manager or a small team runs sales without a separate sales system.

Does either publish its prices?

No. Actabl names its package tiers and add-ons but asks buyers to request a demo for pricing. GuestEQ prices by proposal, scoped to the modules and properties you select.
