How a portfolio runs on GuestEQ

  1. Step 1: Map the portfolio

    List each hotel's brand, the systems it must keep, and the workflows that need help. The constraints come first.

  2. Step 2: Enable modules per hotel

    Switch on only what each property needs. One hotel takes housekeeping, another maintenance, a third a broader set.

  3. Step 3: Set roles and access

    Assign regional leaders to their hotels and give each role the permissions it needs, once, for the whole portfolio.

  4. Step 4: Coordinate from the company

    Share SOPs from company folders, talk in company-level chat, and track transitions and renovations as projects.

  5. Step 5: Review the work

    Read the Daily Digest and scheduled reports, and prepare the Owner's Report when it is due.

GuestEQ launched in 2019 inside Reneson Hotels, an owner-operator of eight hotels in Northern California, where its founder, Scott Curran, is COO. It was built to coordinate work across that portfolio before it was offered to other owners and management companies in 2020.

Questions about multi-property hotel management

Is this investment or asset-management software?

No. GuestEQ does not handle acquisitions, valuations, debt, or fund reporting. Portfolio management here means the operating side of running several hotels: who has access to what, how standards and documents reach each property, how projects like transitions are tracked, and what leaders see about the work.

Can one person work across several hotels?

Yes. Users are assigned to hotels and roles, and switch between the properties they are assigned to. User management can be filtered by brand, hotel, management company, and role, and roles carry feature-level permissions.

Can different hotels in the portfolio run different modules?

Yes. Module availability is set per hotel, and the access settings show which features each hotel has within the management company's portfolio. A hotel that needs a capability later can be enabled for it without changing the others.

Is there one dashboard showing every hotel?

Portfolio visibility comes mainly through the Daily Digest and scheduled reports, which can be set at property or portfolio scope, together with company-level chat, shared documents, and the Above Property tools. If a particular consolidated view matters to you, ask to see it in the demo against your own hotel structure.

Do we see activity from hotels that are not using GuestEQ?

No. Portfolio visibility covers the hotels and modules running in GuestEQ. Work recorded only in another system is not represented unless it is brought in, for example through an imported report.
