If you are weighing Actabl's Alice and Transcendent, the closest documented alternatives are Quore, hotelkit, Flexkeeping, GuestEQ, and Kipsu Exceed FCX (formerly Lodgistics). They differ most in how they are bought, how much guest-service and engineering depth they document, and how far multi-property oversight goes. None is a like-for-like replacement for both Actabl products, so the right choice depends on which part of Actabl you are replacing. The options below are organized by fit, not ranked.

We compared Actabl's two hotel-operations products, Alice and Transcendent, with vendors that overlap on housekeeping, maintenance, and staff tasks. The four non-GuestEQ alternatives all appear in Hotel Tech Report's staff collaboration category, and most appear in its housekeeping or maintenance categories too; GuestEQ is not listed there[62], source 62[63], source 63[64], source 64.

Capabilities come from each vendor's own website, reviewed on the date shown. We did not use ratings or review counts. Other vendors in those categories, such as Amadeus HotSOS, were not reviewed from primary sources for this page and are not profiled.

States an average price of $171 per month, personalized by room count and brand or management company, with a one-year agreement. Quore says it is not bought modularly.

A good fit when

  • Your portfolio is mostly branded select- and full-service hotels, and you would rather have one base package than a set of tiers.
  • Guest messaging that can create work orders matters, and a premium add-on is acceptable.
  • Corporate wants a documented above-property dashboard with PM compliance and inspection trends.

Kipsu Exceed FCX (formerly Lodgistics)

A cloud-based hotel operations platform with a shared Hotel Log, messaging, shift checklists, housekeeping, work orders, preventive maintenance, and purchase orders. Kipsu acquired Lodgistics in April 2025 and renamed the product Kipsu Exceed FCX.[59], source 59[60], source 60

Purchase-order approvals can be set at hotel or corporate level. Kipsu describes enterprise visibility across its products; a multi-property dashboard specific to Exceed was not documented.

Reasons to stay with Actabl

Actabl may already be the right choice for some or all of your hotels. Stay if:

  • Your hotels are luxury, full-service, or multi-outlet, and guest-request fulfillment and guest messaging are central to service.
  • Transcendent's asset management and portfolio capital planning are part of how engineering budgets are set.
  • Your housekeeping depends on the two-way PMS room status Actabl documents.
  • Your teams already use other Actabl products, and one vendor across them is worth more to you than any single feature.
  • The cost of moving asset histories, preventive-maintenance schedules, and integrations outweighs the gap you are trying to close.

You do not have to choose one vendor for the whole portfolio. Keeping Actabl at complex hotels and choosing differently elsewhere is a legitimate outcome.

Questions to answer before switching

Most failed software changes began without clear answers to these.

  1. The gap: Which hotels is Actabl not serving well, and for which workflow exactly?

  2. History: Can asset histories, preventive-maintenance schedules, and inspection records be exported, and can the new vendor import them?

  3. Contracts: When does each property's Actabl agreement end, and can hotels move in stages?

  4. Integrations: Which PMS integrations would need rebuilding, and what does the new vendor offer for each PMS?

  5. People: How much retraining will property teams need, and will you run both systems in parallel for a period?

  6. Scope: Could only some hotels switch while others stay on Actabl?

What is the closest alternative to Actabl's Alice?

It depends on which part of Alice you rely on. For guest messaging built into operations, Quore's premium guest-messaging add-on is the closest documented option. For housekeeping plus preventive maintenance with PMS automation, look at Flexkeeping and hotelkit. For modules chosen hotel by hotel across a mixed portfolio, look at GuestEQ.

Which alternative covers Transcendent's engineering features?

hotelkit's Facility Management documents a preventive maintenance calendar and asset records including warranties and depreciation. Quore and Kipsu Exceed FCX document preventive maintenance and work orders, and Quore lists budget and CapEx apps without detailed documentation. Transcendent's portfolio-wide capital planning is the most fully documented of the products reviewed.

Is switching away from Actabl worth it?

Only if a specific gap justifies the disruption. Moving asset histories, preventive-maintenance schedules, and PMS integrations takes work. If Actabl covers your complex hotels well, a management company can keep it there and choose differently for other properties.
